An invitee is on the property in furtherance of the owner's business. The licensee is on the property in furtherance of his own business. A social guest could probably go either way, but courts have determined he is a licensee. I don't know any more than that.

I know he is a licensee but I'm not sure what characteristics distinguish him from an invitee.
